Description:
Incumbent serves as Tax Sale Clerk for the St. Joseph County Auditor’s Office, responsible for assisting taxpayers and tax sale buyers through the entire Tax Sale process. This employee will also help with the transfer of real estate property, processing of deductions, maintenance of appropriate documentation, correction of taxing errors, and assisting the public.
Essential Functions:
Provides taxpayers, tax sale buyers and all other applicable parties with information as to procedures and requirements of all applicable tax sale processes, including redemption, submitting 137B costs, claiming surplus, taking to deed, etc.
Processes/completes applicable tax sale documents, including Accounts Payable Vouchers, 137B Cost Sheets and Deeds, etc. Accepts orders from Tax Sale Buyers after all required waiting periods have expired and forwards to SRI so that a deed may be produced. Ensures that all deeds receive necessary signatures, are transferred and forwarded to the Recorder’s office to be recorded. Balances applicable Tax Sale Accounts.
Receives and processes applications for property tax deductions and credits, such as homestead, over 65, blind/disabled persons, and disabled veteran deductions. Completes necessary forms, posts information in the computer and files written documentation for permanent records as required.
Accepts and processes property transfer documents, including deeds, land contracts, plats, affidavits, and courts orders. Prepares necessary forms and records related to the transfer of property deeds within the County, entering appropriate information into deed transfer journals and computer files.
Qualifications:
High school diploma or GED.
Ability to operate standard office equipment, including computer and department software applications, keyboard, calculator, telephone, copier, and fax machine.
Ability to effectively communicate orally and in writing, being sensitive to professional ethics, gender, cultural diversities and disabilities.
Ability to work alone with minimum supervision and with others in a team environment.
